Plan your roof replacement.

A replacement quote should describe a roofing system and the work to install it. A price for shingles alone does not explain removal, decking, flashing, underlayment, ventilation or clean-up. Use the same checklist with every contractor so the estimates are comparable.

Define the project before comparing prices.

Tell each contractor the property type, roof material if known, approximate age and any leaks or previous repairs. Ask whether an inspection is needed and whether the quote includes all roof sections, extensions and attached structures you want addressed.

Get the system components in writing.

Understand warranty responsibilities.

Ask for product coverage and workmanship coverage separately. Confirm who provides each warranty, what conditions apply, what documents you receive, whether transfer is possible and who handles a later claim. Do not assume an advertised warranty covers every component or problem.

Agree how changes will be handled.

Decking deterioration may not be fully visible before material is removed. Establish how additional work is documented and approved, rather than leaving this to an informal conversation once the job is underway. Put the scope, payment stages and timing into a written agreement.

Check local approvals.

Changing roof height, pitch or structure is a different scope from replacing a covering. Follow the municipal resources on your city page and confirm your exact project before work starts.

Compare contractors using evidence.
